It appears The Annex (a german beer garden) was then connected with 34 Newark Street. An inset 1898 advertisement lists both addresses for The Annex (with the proprietor listed as Edward Bergmann). Also noted in caption was that The Annex was later a cabaret called the Atlantic Garden Music Hall. In 1988 (and for most of its long history) the Clam Broth House operated in these connected addresses. The River Street address was in 1988 still an entrance to a part of the Clam Broth House, the Marlin Room.
