Since the HMHIP began, we have obtained more than 35 low cost loans and mortgages worth over $250,000. Loans have ranged from $1,000 to over $20,000 and have been made available to owner-occupants of building containing up to 8 units. The HMHIP has just obtained $1 1/2 million in mortgage funds from New Jersey banking institutions. Unlimited small loan funds from local banks are available too. The Project now has sufficient public funds to make low-interest grants to more than 200 owners and additional private and public funds will be made available as necessary. Our staff has already met with 150 homeowners to discuss property improvements or purchases. More than 80 owners have had their properties inspected by Project personnel (as possible mortgage and loan recipients.) Owners have been advised on the financial resources available, and on ways to complete repairs at the lowest possible cost. Common building problems, have been solved. Do your plumbing or electrical systems need repair? Want to install central heating in your home? Interested in renovating the kitchens, bathrooms, or other rooms in your house? Help is now available right here in Hoboken. Hoboken Model Cities established the Municipal Home Improvement Project (HMHIP) in March, 1972 to begin helping owners repair and maintain their homes. Now, current and prospective homeowners who want to upgrade properties throughout the city can apply for low cost mortgages and loans. HMHIP is bringing new funds into the City for you to use. We have convinced a number of banks, mortgage companies, and government agencies, both federal and state, to invest mortgage, loan, and grant monies in Hoboken on your behalf. The New Jersey Department of Community Affairs has just announced a special $200,000 Demonstration Grant for this project. HMHIP has already attracted the interest of officials in other cities throughout the State. Homeowners elsewhere are asking for the same kind of special funds and services available in Hoboken right now! ---- Services Available. The HMHIP offers owner and prospective owners: Low interest (3%) mortgages and loans for home repairs and renovations of owner-occupied properties. Owners applying for seven year loans, covering up to $9,000 for a 4 family home, can obtain approval within just a few days. Twenty year mortgages for larger amounts are also available. Low down payment mortgages for purchase of 1 to 4 family properties throughout the city. Assistance in preparing owner applications for loans and mortgages from other public and private sources. Advice on repairs necessary and reasonable costs for projected work: the HMHIP can help you make sure you won’t be overcharged by contractors for renovation project. Home Improvement Project Staff members make informal inspections of properties to investigate building conditions before owner makes formal application for loan or mortgage. Cost Estimators prepare formal write-ups on each repair project and, in the process of preparing estimates, can work with owner in solving difficult building problems, like constant water leakage and faulty building structure. ---- Servicios que proves el Proyecto.
