The photo relates Hoboken very well to Newport, Jersey City, Holland Tunnel and the roads that connect to the south going towards Newark.
View at the bottom of the image is on the Hudson River south from Elysian Park at Hudson and Eleventh Streets to First Street (Steneck Building.) The Lackawanna Terminal is not seen although the train yard is visible. The entire campus of Stevens Institute of Technology is seen.
Note at the left that the buildings now between Piers A to C and the riverfront walkway have yet to be constructed. The U.S.D.A. Quarantine building has not been demolished. Frank Sinatra Memorial Park is essentially complete, but some fencing is not in place.
At center bottom is Union Drydock Co. and just a smokestack top at the former Maxwell House Coffee plant is visible at the bottom right corner.
