Egyptian born Barsoum has been an architect in U.S. since 1969 (besides the formal imprint at the lower right, he also signed the work by naming the second sailboat at the lower left "M. Barsoum.") The view looking southwest shows a beach to be created from a then small existing one at the site of the former Maxwell House Coffee plant. Theses 11 acres were to be used for a new housing development that is now known as Maxwell Place on the Hudson. Like many such artist's views, some license is taken in the relationships and scale of some elements. From the left: a dormitory building at Stevens Institute of Technology is seen on the hill at Castle Point near the 8th St.entrance; a boathouse in weathered wood that is a reproduction of the original New York Yacht Club clubhouse located there. The apartment buildings in the right background would be on the south side of Eleventh St. The extensive curving beach is backed by a tree-lined walkway along Frank Sinatra Drive North. As built, it is significantly different in all aspects. It depicts people using the beach and cove for a wide range of activities from simple sunbathing to sail boats, a pedal boat, kayaking, canoeing, volleyball and kite flying. The original source of this design and view is not stated, but in the early 2000's, original developers of the site (Daniel Gans and George Vallone - Brownstone Realty) promoted plans for the beach as part of overall re-use of the site with public amenities and access to the Hudson River.
