Carlson is a longtime Hoboken resident and professional photographer. This view is south - southeast from an elevated position presumably in the former Lipton Tea / Standard Brands building. The shipyard was still active as of the date of the photograph.
Fourteenth Street runs east-west and Hudson Street is the street running north-south (with railroad tracks still seen in the center of it.)
Beyond the shipyard to the south on Hudson Street is the Maxwell House Coffee plant.
